Pag-IBIG Fund has partnered with Megawide Construction Corp. to speed up the delivery of 7,143 housing units in medium-rise developments under the government's Expanded 4PH program. These homes will be priced below market rates for similar units, falling within socialized housing affordability, and include amenities typically found in higher-end projects, with availability expected in two to three years.
On December 20, 2025, Pag-IBIG Fund announced its partnership with Megawide Construction Corp. to accelerate the construction of 7,143 medium-rise housing units under the government's Expanded Pambansang Pabahay para sa Pilipino Program, known as Expanded 4PH. This initiative forms part of broader efforts to provide affordable shelter for Filipinos.
The initial two sites are located in Dasmariñas, Cavite: 4,185 units at the Dasmariñas-Salitrán site and 2,958 units at the Dasmariñas-Paliparan site. Department of Human Settlements and Urban Development Secretary Jose Ramon Aliling stated that "the partnership is designed to expand the supply of socialized homes while enabling faster construction and more accessible pricing for Filipino families."
Megawide, a leading Philippine engineering and construction firm and a longstanding government partner in public-private partnerships, will benefit from Pag-IBIG's investment of up to P10 billion through a subscription to preferred shares in the project company. This funding will be disbursed in three tranches: P5 billion for the first and P2.5 billion each for the second and third. The preferred shares offer nine percent annual cash dividends, payable yearly, with a step-up to 18 percent if not redeemed.
Pag-IBIG CEO Marilene Acosta remarked that "the investment advances Pag-IBIG’s twin mandate to expand homeownership opportunities for Filipino workers and to prudently manage members’ savings so these continue to earn and grow."
This collaboration is expected to increase affordable housing options, addressing the needs of many Filipino families.
