Egypt’s finance minister announces real estate tax app launch in mid-April

Egypt’s Finance Minister Ahmed Kouchouk announced the mid-April launch of a mobile app offering full real estate tax services electronically, from registration to payment. He spoke during an open discussion with officials from real estate tax regions and offices. Officials also detailed new exemptions, incentives, and procedural simplifications.

Egypt’s Finance Minister Ahmed Kouchouk announced that a new mobile application for real estate tax services will launch in mid-April, allowing users to complete all processes electronically from registration to payment. Speaking at an open discussion with officials and representatives from real estate tax regions and offices, he described the new facilities as an exceptional opportunity to simplify procedures and boost performance.

“We work for the people, and they must feel a tangible improvement in the level of service on the ground,” Kouchouk said. “Make things easier for citizens — we want them to know what they are entitled to and what they owe.” He hopes these services will become “a new success story,” noting that prior achievements have doubled ambitions through partnerships with taxpayers.

Ahmed El-Sadek, Head of the Real Estate Tax Authority, stated the exemption threshold for primary residential units will rise to EGP 8m. He confirmed late payment penalties will not exceed the original tax due, and no tax will apply if a property is demolished or unusable due to exceptional conditions. For the first time, tax debts and penalties can be waived in cases of necessity, with a single declaration allowed for multiple properties across offices.

Khaled Abdel Ghani, CEO of e-Tax, called the app a “major turning point” in facilitating services and affirmed his company’s readiness to provide technical support. The measures aim to broaden the tax base, enhance service quality, and promote voluntary compliance, including incentives like a 25% discount on residential taxes and 10% for non-residential properties if filed on time.
