Le tribunal a condamné les actions du demandeur, en particulier le fait d'avoir secrètement grevé la propriété d'une hypothèque de 30 millions de HK$ avant l'expiration du bail. Il a rejeté la tentative de JIL Investments Ltd. d'invalider l'achat de l'église, statuant que l'avis formel était pleinement conforme aux exigences contractuelles.
