Existing home sales reach highest level of 2026

Existing home sales in the United States climbed to their highest level this year in May. The gain followed a smaller increase the prior month.

Existing home sales rose 3.2 percent in May to a seasonally adjusted annual rate of 4.17 million units. The National Association of Realtors reported the increase, which came after a 0.7 percent gain in April. The median price of an existing home reached $429,300 in May. This marked the fourth straight monthly increase and the highest level since last June. The average 30-year fixed-rate mortgage stood at 6.44 percent in May, according to Freddie Mac. That rate was the highest since last August.

U.S. consumer inflation rose to 4.2% in May, the Bureau of Labor Statistics reported Wednesday, matching economists’ expectations and marking the highest 12-month reading since April 2023.

The National Association of Realtors reported that its pending home sales index declined 5.4 percent in June to 72.5. The reading marked the lowest level since January and exceeded expectations for a smaller drop.

Builder confidence edged higher in May as the National Association of Home Builders reported its latest reading. The index climbed three points but stayed below the break-even level for the 25th month in a row.

Real GDP grew at a 1.6 percent annual rate in the first quarter of 2026. The figure fell short of the 2.0 percent forecast but showed an increase from the 0.5 percent rate recorded in the fourth quarter of 2025.
