One in five Madrid residents will not use new home as primary residence

A survey by GAD 3 and Valdecarros Madrid shows that 18 percent of those planning to acquire housing in coming years will not use it as their primary residence. Seventy-five percent of Madrid residents intend to change homes within five years.

The survey, published on Monday, indicates that among those seeking to move, 82 percent will use the home as their primary residence. Of those planning to buy, 31 percent seek a first home and 21 percent a second residence. Price is the main barrier for 56 percent of buyers and 62 percent of renters.

Reasons for moving include emancipation (22 percent), need for a more suitable home (19 percent) and improving quality of life (19 percent). Among those not planning to move, 60 percent would if they could, although 89 percent report satisfaction with their current home.

The study was conducted alongside the Valdecarros project, which plans 50,000 homes for 150,000 people in southeast Madrid. Deliveries will begin in 2029 and half the units will be protected housing, priced between 2,450 and 2,900 euros per square meter.
