New home sales in RM rise 19% in first quarter

New home sales in the Metropolitan Region rose 19% in the first quarter of 2026, reaching 5,809 units. This growth, the highest since 2021, is attributed to the mortgage rate subsidy for homes under 4,000 UF. The subsidized segment saw a 27% increase.

The Cámara Chilena de la Construcción (CChC) reported that 5,809 new homes were sold in the Metropolitan Region between January and March 2026, 19% more than the 4,897 in the same period of 2025. Net sales rose 35%.

CChC president Alfredo Echavarría attributed the progress “al impulso que dio la ley de subsidio a la tasa, que con un muy bajo impacto fiscal, incentivó a muchas personas a decidir la compra de viviendas de hasta 4.000 UF. Esta medida ayudó a bajar los dividendos mensuales y a tener más acceso al financiamiento”.

The under-4,000 UF segment, covered by the subsidy enacted nearly a year ago, grew 27%. Abif data shows nearly 40,000 of 50,000 available subsidies granted and over 20,000 applications under review as of February. Available stock fell 4% to 64,840 units, with a 34-month sales velocity.

Prices rose 5.2% annually, which Echavarría explained by overregulation, labor costs, and materials. The industry calls for extending the subsidy alongside a temporary VAT exemption, while Finance Minister Jorge Quiroz mentioned possible extension without recent progress.

Mario Andrés Ramírez, president of Fedelonjas, warned of a 6.5% drop in new housing sales in the first quarter of 2026 compared to 2025, due to high credit costs and fewer subsidies.
