Santiago Centro has 99 building permits for 20,449 homes, yet 10,900 units across 56 projects have not begun construction.
According to data from the Cámara Chilena de la Construcción, these permits cover more than 900,000 square meters. Sixty-seven percent of the unstarted projects stem from permits granted between 2021 and 2023.
The district leads housing sales so far in 2026, with nearly 1,000 units in the first quarter. Immediate-delivery stock fell 30 percent since June 2025, shortening the time to clear inventory from 40 to 38 months.
Diego de la Prida of Toctoc noted the interest-rate subsidy boosted sales in the second half of 2025, though the trend later eased. Alfredo Echavarría, president of the CChC, cautioned that project starts depend on market conditions justifying them, given high costs and economic uncertainty.
