Multifamily market adds 11 buildings reaching total of 223

The multifamily market in the Metropolitan Region added 11 new buildings between December and May, bringing the total to 223 with 51,207 apartments. Occupancy rose to 95.1% while rental prices fell slightly.

According to GPS Property data, the new buildings are located in Santiago, La Florida, Las Condes and Renca, the latter making its debut in the segment. This expands the market to 22 communes in the region. Occupancy in operation advanced from 94.2% to 95.1%, recovering from the low of 91.5% recorded in 2023. Vitacura leads with 98.4% and Providencia with 96.9%. Average prices fell from 0.27 UF per m2 to 0.26 UF per m2. The average rental ticket dropped 1.8% to 478,692 pesos. Santiago holds 27.7% of the stock, although La Florida and Ñuñoa are gaining ground. The pipeline projects 30 buildings and 7,871 units between 2026 and 2028, with only four projects planned for the rest of 2026 in Huechuraba.
