Multifamily-Markt wächst um 11 Gebäude auf insgesamt 223

Der Multifamily-Markt in der Metropolregion ist zwischen Dezember und Mai um 11 neue Gebäude gewachsen, wodurch die Gesamtzahl auf 223 Gebäude mit 51.207 Wohnungen gestiegen ist. Die Auslastungsquote kletterte auf 95,1 %, während die Mietpreise leicht sanken.

Laut Daten von GPS Property befinden sich die neuen Gebäude in Santiago, La Florida, Las Condes und Renca, wobei letztere Gemeinde ihr Debüt in diesem Segment gibt. Damit erweitert sich der Markt auf 22 Kommunen in der Region. Die operative Auslastungsquote stieg von 94,2 % auf 95,1 % und erholte sich damit von dem im Jahr 2023 verzeichneten Tiefstand von 91,5 %. Vitacura führt mit 98,4 %, gefolgt von Providencia mit 96,9 %. Die Durchschnittspreise sanken von 0,27 UF pro m2 auf 0,26 UF pro m2. Der durchschnittliche Mietpreis ging um 1,8 % auf 478.692 Pesos zurück. Santiago hält einen Anteil von 27,7 % am Bestand, wobei La Florida und Ñuñoa an Bedeutung gewinnen. Die Projektpipeline sieht für den Zeitraum 2026 bis 2028 insgesamt 30 Gebäude mit 7.871 Einheiten vor, wobei für den Rest des Jahres 2026 lediglich vier Projekte in Huechuraba geplant sind.
