Los precios de la vivienda en España suben un 12,9% en el primer trimestre

Los precios de la vivienda subieron un 12,9% interanual en el primer trimestre de 2026, según el Instituto Nacional de Estadística, encadenando 11 años de alzas continuadas.

El Instituto Nacional de Estadística publicó este lunes los datos que muestran un encarecimiento del 12,9% respecto al mismo periodo del año anterior. La vivienda usada lideró el alza con un 13,5%, mientras que la nueva avanzó un 9,1%.

Las compraventas descendieron un 2,2% interanual en marzo y un 2,6% en el trimestre, afectadas principalmente por la caída en vivienda nueva. Todas las comunidades autónomas registraron incrementos de dos dígitos, con Aragón y la Región de Murcia a la cabeza con un 15,6%.

Según Fotocasa Research, la mejora en las condiciones de financiación ha reactivado parte de la demanda, aunque la oferta limitada mantiene la presión sobre los precios. El 18% de la población busca vivienda en propiedad, por encima del 12% de 2019.
