香港地产发展商在需求回暖下重拾定价权

香港地产发展商今年在新盘定价较以往高出7%至36%,反映市场信心增强。

根据JLL数据,今年在将军澳、黄竹坑和大围等地推出新单位的价格,平均较过去四年低位高出约15%。

JLL项目策略及咨询高级董事李诺理表示,楼价于去年3月见底后逐步回升,受利率下调、内地买家回流及市场情绪改善支持。

发展商已不再依赖折扣促销,部分热门项目单位录得双位数升幅。Savills亦指出,新盘单位价格在陆续推出批次中持续上升。

例如,2025年1月将军澳Grand Seasons首批平均折扣价为每平方呎1.4万至1.5万港元,今年年初La Mirabelle I最新批次则升至1.55万至1.6万港元,升幅逾10%。
